Except that is has delivered-20% for the past 5 years and O has risen 20% in the last 5 , I agree that Pfizer has potential but there is a reason that dividend is 6.7% . The share price has dropped

REITs are not going to be giving you all time highs on regular basis, we have become spoiled by the mag seven but that's not what this stock is, it's basically like having a 6% return on a savings account with potential upside or downside, you buy this to basically beat inflation.And hopefully get some upside!

6 years since the price hasn't moved up, only down and never reached all time high since 2019. dividend hikes are below inflation for a very long time, around 10+ years. love the stock for its monthly dividend, but the stock price and dividends are not that good.

The compounding effect of the monthly dividend with the current hikes still covers the average target inflation rates. We have had some rough years with quite high inflation, but on average we are still on par.
