dividend increase rate is very weak, I prefer a lower dividend percentage with a higher growth rate. like Microsoft or visa.

That's true, but from my point of view, it's better to find a balance between a sustainable high yield, nothing too extreme, and rapidly growing dividends. That's just my thought.

but the dividend increase is always around 2 procent, so is inflation normally. it's too low in my opinion.

This provisioning is incorrect, Realty Income will pay at least 0.32 $, as shown in the report and on Interactive Brokers.
